The Team consists of Owen and Warren Welch, lead agents.  We are supported by a full time office staff as well as field inspectors.   We average nearly four sales per week, and are more than capable of handling residential, commercial and land sales.  We specialize in REO and have many years experience in that arena.  We strive to keep current on local customs and codes to ensure that we are experts in land use, construction codes and market/pricing trends.  Don't gamble with a part-time agent or an agent who is less than fully committed, trained and experienced to help you get the most out of your experience!

Owen Welch- Owen is a member of the National REO Brokers Association, Assoc. of Real Estate-Owned Managers (REOMAC), National Association of Realtors and the Georgia Association of Realtors as well as NAREB.  He has completed extensive training in land use planning, land sales, development, new home sales and construction, foreclosures and REO, buyer and seller representation and many more.  Owen has many years of experience in REO (foreclosure) property sales, investing, new construction and development and holds an associate broker's license.  For the last two years we have been #1 in our Board of Realtors for highest transactions which has allowed us to serve hundreds of clients.  Please allow us to put our expertise to work for you.

Owen is a designated Fannie Mae listing broker as well as a HUD Local/Neighborhood Listing Broker in addition to many other private banking/servicing or corporate clients.

 

 Our experience allows us to properly evaluate and market properties in an efficient and timely manner.  My list to sold ratio is approximately 95% and properties will generally sell for 97% or better of the price that we recommend!  We generally have 40+ active listings at any time and 100 properties under management of various stages.  If you don't see the property you are looking for, let us know so we can search for that perfect property.    

We are experts with title challenges, FHA/VA requirements, mobile home title issues, property preservation, cash for keys, evictions, trash-out/initial lawn requirements as well as the myriad of other tasks that REO brokers are required to master.  We stay abreast of current market and pricing conditions as well as financing requirements, local customs, land use and code requirements.
